Today's episode, we're going to dive into artificial intelligence, AI, specifically how tools like ChatGPT can help title professionals save time, improve efficiency, and even boost customer experience. If you've heard of AI, but aren't sure how it fits into your daily workflow, this episode is for you. I'll be breaking down what large language models, or LLMs, are in simple terms, showing you how to use ChatGPT and other LLM models in real time, and sharing practical use cases tailored for title agents, escrow officers, and business owners. By the end of this episode, you'll have a clear understanding of how to make AI work for you, not replace you. How to work with you to get more done with less effort.

Let's jump in. So what is an LLM, or large language model, or artificial intelligence, or AI? You may be asking yourself this question, well, artificial intelligence has been with us for decades. If you talk to Siri, talk to Alexa, that's all artificial intelligence, or maybe baby artificial intelligence. That was the entry to AI world, more of asking a machine to do something and it does it for you.

Like a self-driving car, like a Tesla, or something similar to it, that's artificial intelligence driving you. Or autopilot in airplanes, that's artificial intelligence. Or robots in factories that make cars and parts in factories, that's all AI. What a difference, what the biggest change, or the biggest shift that happened in the fall of 2022, with a company called OpenAI, that launched ChatGPT, or a large language model, LLM. It was the first time you can actually interact or talk back and forth with AI.

With ChatGPT, you can ask questions, and literally a smart, intelligent AI, whatever that thing is behind the computer, gets information back to you that just blows your mind. The best way to look at ChatGPT, or other models like Claude, or LLM, or Google's, what is it now? It started off with BART, but now it's called Gemini. It has the ability, it's like having an executive assistant that are literally super smart. The current ChatGPT model has an IQ of 120, and I think we're a couple models away, next few months, it's actually going to increase that IQ to 140 or more.

Basically going to have a genius person as your assistant, or as it empowers you to be more efficient, and just literally make you more productive. You ask yourself, I've had Google search. I've had Google search for a long time, it's amazing, but a difference between Google search and asking a question to an LLM, like ChatGPT, is literally, it just gives you the answer. Instead of searching a question like, hey, what's the best restaurant, or give me the best top five restaurants in, let's say, in Washington, D.C. Google will give you a list of websites, and everybody's competing to advertise, and you get the yellow, everybody's going to put in their list of companies there.

The difference between, when you ask that question to ChatGPT, it literally lists those companies for you. It gives you the answer. So you don't have to go and search for other websites. So a lot of people may be concerned about a ChatGPT or AI going to replace the jobs, but really the best way to think of it is more, it's going to enhance what you do, makes you more efficient, more valuable to your company, then get things done better, smarter, and faster. I think it's just got to be just simply make it more valuable to your company, and if you're a business owner, it's going to be more efficient and be able to produce more and do more.

Let's try ChatGPT and give you some real-life examples on how to use it and how to talk to it. Basically, it's like a text messaging back and forth. If you have the app on your phone, you can actually talk to it. It can just ask a question and it'll give you the responses of what you're asking it. The power of ChatGPT is literally the prompt or the question you ask it.

The better the question, the more detail, the more framework you give it, the better the response. So it's very important that you get used to asking the right questions here. The website is ChatGPT.com, so right here, and let's start asking some questions here. Let's say you have a customer, a first-time homeowner that's having questions about title insurance. Like, please help me draft an email explaining title insurance to a first-time homebuyer and press enter.

It's very polite, of course, it's a draft email you can send to the first-time homebuyer explaining title insurance in a simple, approachable way. A subject, understanding title insurance, your new home, their homebuyer can obviously put the person's name in here, I hope you're doing well, all this kind of very nice introduction. It says, title insurance, a type of protection for both of you and your lender that insures the property you're purchasing has a clear and clean title. In simple terms, a title refers to a legal right to own and use the property. Before you close a new home, the title company will perform a thorough search to make sure there are no issues.

So then it goes to why title insurance is important. What does it cover? Legal fees, if someone challenges you, financial protection, a problem is discovered, a defect in a property title that could threaten your ownership rights. Do I really need it? This question is here, yes, I strongly recommend it.

I'm glad that you have an opinion here. While it's not required by law in most places, most lenders will require title insurance policy to protect their interest in the property. So this is a quick example to create some, literally in a matter of seconds, I had this email that's professional and actually can ask for a different tone. If you want to be more professional, more casual, more conversational, it will rewrite it for you. Let's say another example, you want to post a job opening.

Help me draft a job post for an escrow officer position in Texas. Just ask a really simple general question and I'm going to ask it, hey, feel free to ask me clarifying questions. All right, I'd be happy to help you with that to make sure the job post accurately reflects what you're looking for. Experience requirements, what level of experience are you looking for? Senior level, mid-career, I'll say one, experienced, I'm going to say senior level, yes, licensed escrow officer.

Then for the details, obviously, you can add this, you're going to give it the company name, three, I'm going to say here, Alltech, national title, responsibilities, and let's say let's play with this. Click enter. I'm going to give this, I actually searched the web and looked up Alltech national title and it gives a little description about the company and a job description. We're seeking a senior escrow officer to join our dynamic team in City, Texas. In this role, you will oversee management and processing of complex escrow transactions, ensuring smooth and timely closings for your clients, key responsibilities, manage all aspects of escrow closings, work closely with buyers, review title reports, ensure escrow files are in compliance with legal, regulatory, and company requirements, and the list of all, you can actually add to this.

We can just cut and paste into Word documents or you can ask it to add more stuff if you want to. The qualification, minimum experience, you can put here three, four, five, ten years, whatever the requirements you need.
